Garden Room Specification

The foundations will be Engineer designed reinforced concrete or Ground Screws depending on ground conditions and access.

The floor is insulted with 50mm Kingspan or similar with a vapour barrier and 22mm chipboard deck to take your choice of floor finish. Skirting boards are fitted following floor coverings to get a clean finish to the edges.

The external walls are designed using best practice from Timber Frame House Building.

The exterior is finished in 19mm wood in a choice of finish usually Cedar or Larch. A wide variety of finishes is offered.

The wall construction is made up of:

• Choice of cladding
• 25 by 38 mm treated latts
• Timber frame breathable membrane
• 11mm OSB board on 47 by 100 C16 timber
• Insulated with 100mm fibreglass
• Covered with 25mm kingspan to stop cold bridging
• Vapour barrier with taped joints
• 12.5 mm plasterboard and skim

The roof  is made up from:

• 47 by 150mm joists often acting as cantilevers for the canopy or canopies
• 22mm OSB tongue and grooved boards
• Choice of fibreglass or Ruberoid roof finish
• 100 mm thick Kingspan  to between the joists
• Vapour barrier to link with wall barrier
• Plasterboard and skim

• The full range of windows is available from the WGS glazing website
• Huge range and choice of finishes, from sliding patio doors in uPVC to aluminium bifold doors

• One coat of clear Osma uv protection is applied to the external woodwork
• If left over time, the wood will grey and blend in with surroundings, or can be regularly treated to maintain the fresh look
• Service calls are available and at six months the rooms are checked by Project manager, Patrick Wheldon

• Full mains electric supply including three double sockets and consumer unit installed by NICEIC certified local contractors. All our garden rooms come with a part P compliance certificate to prove that the works have been carried out to the industry standards
• The electrical connection from the house is connected using armoured cable and depending on your specification can be surface laid or dug into the ground
• A 2kW Wi-Fi controlled, electric wall heater is fixed as standard, but can be upgraded for air-conditioning units that heat and cool the garden room if preferred
• Spot lights to the interior
• Exterior spot lights to the canopy, making your garden room a real show piece of the garden as the darkness descends

• Air conditioning- can be used for heating as well as cooling
• Etheret cable- hard wired internet cable to your garden room
• Sound proofing
